When does a ceiling need replacing rather than repairing?

Replace the ceiling when the plasterboard itself has failed: soaked by water, cracked through, sagging across the room, or an old plasterglass ceiling with fixings letting go in several places. Local damage on sound board is a repair, and we tell you which one you need at the free inspection rather than sell you a ceiling you do not need.

  • Sagging across most of the room, not just one corner
  • Water damage that has soaked through the board
  • Old plasterglass ceilings cracking or dropping in several places
  • A ceiling that has already partly collapsed
  • Past patches that keep cracking open
  • Renovations where the ceiling is coming down anyway

Plasterglass or gyprock: what is the new ceiling made from?

New ceilings in Perth are plasterboard, commonly called gyprock after the best known brand. It is lighter than the fibrous plaster (plasterglass) used in older Perth homes, screws to the joists rather than relying on glue alone, and takes a standard cove or square set finish.

If you are replacing one room in an older home, we match the existing cornice profile so the new ceiling does not look out of place next to the rest of the house.

Flat ceiling with cornice

The standard Perth finish. New plasterboard with a cove or matched decorative cornice at the walls.

Square set

No cornice, a clean sharp line where ceiling meets wall. Popular in renovations and modern extensions.

Bulkheads and features

Dropped sections for lighting, air conditioning ducts or a kitchen feature, built in plasterboard at the same time.

Good to know

Asbestos, insulation, downlights and fans

Ceilings in homes built before 1990 can contain asbestos cement sheeting. If we suspect it, we stop and tell you. It has to be removed by a licensed asbestos removalist before a new ceiling goes in, and we come back in after that.

Insulation is checked when the old ceiling comes down and any wet or damaged batts are pointed out so they can be replaced. Downlights, fans and vents need your electrician to disconnect them before we start and refit them once the ceiling is flushed. We tell you exactly when.

How much does it cost to replace a ceiling in Perth?

A standard room ceiling replacement in Perth costs $2,500 to $6,000. That includes removing the old ceiling, new plasterboard fixed to the joists, cornice, flushing, sanding and cleanup. Larger rooms, high or raked ceilings, decorative cornice and plasterglass removal push a job toward the top of the range. Every quote is free and fixed in writing.

How long does a ceiling replacement take?

A single room ceiling replacement is typically done in 1 to 2 days including removal, new plasterboard, flushing and cleanup. Larger or detailed ceilings take longer and we give you a clear timeframe with your free quote.

Is replacing a ceiling expensive?

It is a bigger job than a patch, but for a ceiling that is sagging, soaked or failing in several places it is cheaper than repeated repairs and far cheaper than a collapse. At $2,500 to $6,000 for a standard room you get a new, flat, properly fixed ceiling that will not need touching again.

Can you replace a plasterglass ceiling with gyprock?

Yes, and it is the usual choice in older Perth homes. The fibrous plaster ceiling and its cornice come down, the joists are checked, and a new plasterboard ceiling is screwed up and flushed. We match the cornice profile to the rest of the house where you want it kept, or square set it for a modern look.

Do I need to move out during a ceiling replacement?

No. We seal and sheet the room being worked on and you can use the rest of the house as normal. A single room is usually finished in 1 to 2 days. For a whole house we work room by room and agree the order with you so bedrooms are back in use first.

What happens to downlights, fans and insulation?

Your electrician disconnects downlights, fans and vents before we start and refits them once the new ceiling is flushed, and we tell you exactly when each step is needed. Insulation is checked when the old ceiling comes down. Any batts that are wet or damaged are pointed out so they can be replaced before the new ceiling closes the roof space.

Can you match my existing cornice?

In most cases, yes. Standard cove cornice is stocked in the common sizes and many decorative profiles are still available. Where a profile has been discontinued we find the closest match or suggest a clean square set finish for that room. Larger or detailed ceilings and cornice work take longer, and the quote spells that out.
